Seems that for whatever reason on here the levels of stupidity are rising. I fear for a great many fellow fukers and think that with help from each other we may help guide each other through life....

So you know those stupid questions you dare not ask for fear of looking foolish or maybe you have a situation that you feel the advice and experience of wiser people than you could prove invaluable, then post it here!

I'm looking in London, there's a specific place I've got my eye on but it's listed with Foxtons & I've been advised to avoid them like the plague. Will the landlord be contracted with Foxtons or is there a chance I could approach them privately to secure the flat? (yes first time renting)

How would you get in contact with the landlord? I can't see the estate agent giving you their details. I would get a six month contract and see how things go. Once you know you can trust the landlord, and vice versa, see if they're interested in doing things privately.

And I don't know anything about Foxtons but I doubt there are many estate agents that people will say great things about. They're all wankers, but at least you'll have some legal protection

we didnt get the apartment i viewed and we were after - gutted.

but, found an even bigger/better one for not much more. anyway..

is there any way they'll find out im going to be jobless at the end of this month? ive got enough savings for it not to be an issue, and im pretty confident i'll find a job soon. but obviously on paper it looks bad.

we've had the papers through to sign etc. but if i just pay the deposit+rent etc and keep quiet, they wont ask any questions will they?

my credit rating is epic too, if they check that. please reassure me guys

edit; ive already supplied info on current earnings+employers etc (no contact details for employers)
they'll just want last couple of months pay slips bla bla, which will be all good... right?.. right?

Sell through Foxtons and the like, buy independently or through small agents if at all possible. Same goes for getting rentals.

I work in lettings and know that most agencies use external reference companies to check your credit history/employment status. This means that if you don't supply all the contact details they will chase the estate agent who will then chase you for those details. If you can provide a contract or something on letter headed paper for a new job with appropriate salary then they should be fine.

Failing that, they may ask for a guarantor to act as a failsafe for the rent. It's all about ensuring the landlord is secured and that there will always be money for rent. You'll be fine!

Ive recently bought a house and need to move out of our rented one soon....problem is we recently got a kitten and we're not allowed pets. (rebel rebel).

what are my options here?

1) try and hide said kitten in a shoe or something (or bung it in my car) whenever the letting agent comes round to see or show the house to potential new renters? can I ask them to only show to people when I'm there? I reckon it will be gone after a few viewing cause the house is great.

2) tell the letting company upfront they I've not followed the rules.

3) dont worry about it and when they mention it say "what cat?"

are they basically just gonna take all our deposit off of us for this if they find out about the cat?

I think it's dogs you take for a walk. Hide it in the car, and make sure your house doesn't smell of kitten and remove the food.

Alternatively I'll take it for a couple weeks I love kittens

becuase they are money grabbing cunt whores, renting from them they will continually try and bump your rent up. selling through them they will be after that commission like hounds so work hard to get a big price.

they told my mate his rent was going up, he counter offered and even though the owner accepted they told him he hadn't and my mate would have to move. it only got resolved when the owner called him and asked why he was moving even though he'd accepted his offer.

It's all well and good saying rent or buy from a smaller agent, but if Foxtons are the agent then Foxtons are the agent. You don't get the choice of who you deal with (unless you have lots of agents on the same property...but you don't get that much around here). Pretty much every property in my village is let by one estate agent. They're cunts but I had to bite my lip when they mucked me around to get the place I wanted.

Somebody I know just put the cat in the garden, hid the cat toys and food and said it was a stray when the agents came round to do viewings

its not really old enough to go out yet, it is just about old enough to be right in your face though.

I can put it in the car in a carrier thing no probs.....but just wondered if I have any right to say to the agent "we'd prefer that you only did viewings when we're about"

I guess I could - and then use the excuse that we'd had something taken in the past during a viewing so we're suspicious nowadays or something.

You can ask for viewings only to be carried out when you are there
