Tell the estate agent you want them to source the mortgage for you if they have in house mortgage services, might make them fuck the cash buyer off if they are unethical.
Then you can just tell them you have found a better mortgage than what they can offer. Not nice, but sometimes works if your desperate for a property.

well ive got a mortgage with halifax, and yes they do in house mortgages but due to my situation can only really go with halifax… the vendor wanted rid of the property quick so obviously a cash offer makes more sense to him

I feel your pain swede. This has happened to me 3 times now on properties I have been desperate to get. It's made me really objective when going to see new gaffs as I don't want to get my hopes up for some property developer/buy to let type to come along and get my dream gaff. Those be the breaks.

labour want to bring in some policy that properties for sale should go to private owners before a developer… now if only i could vote

sounds like a brilliant policy, long long overdue. also (and not wanting to sound all ukip but…) properties should go to uk residents before overseas buyers.

properties should go to uk residents before overseas buyers. In theory you think its good, but thats the total opposite of whats actually needed. Cash is king, lenders having stricter lending criteria after the hundreds of millions lost on defaulted loans so finance isn't readily available for the majority of people. If we didn't have overseas cash buyers our economy and property market would follow down the Greece route.
