I don't get it. if you had a stake to invest, why would you give it to someone else?
all you have to do is buy some dump cheap, do it up blandly and flip it.
the only specialist knowledge is knowing what area to do it in it to get the return you intend receiving.

Im asking for 70k for a return of 100, 150 whatever. What i intend to do with it is not security, but why it will work.
Basically, it will take me 2 years to raise the 70k. The market will have moved by then, a 450k house now would be maybe 550 in 2 years, so im thinking of options. The slow route is to clear debt and raise deposit, but thats the best part of 2 years away.
