My kitchen is a furnace today. You got blinds on those bi-folds @stoney?
No, this past week with the bifolds and lantern has been mad hot, moved to front reception as it’s much cooler. I figure there are only a few days a year where it’s an issue. Bought a garden pool for the kids to compensate (yes chav) but best £120 or whatever I’ve spent all year ans it’s been hammered.

Yes, no issues particularly. Can vary from conservation officer though, pot luck if they are sensible or not. No issues from the council for permission to knock through kitchen/dining room although it wasn't an 'original' wall so to speak. It's worth the hassle, can't beat character and the quirks.

Impressive - what are the dimensions for the extension if you don’t mind me asking? I’m looking at a 10 x 4m open-plan rear extension to add new kitchen, dining and hopefully a little sitting area but unsure whether it will feel a bit cramped. Yours looks the right size, but assume is bigger?

Ours is 9m x 3m so you’ll be fine.

Vitra Eames Chrome Wire Chair w/ Black Leather Seat - purchased from a Vitra sample sale about 4 years ago at their Clerkenwell store. I can't remember the price - I thought around £400 and was down from 6, but just googled and see new they're 4. It's in immaculate condition.

Anglepoise + Paul Smith Type 75 Edition One Desk Lamp w/ original box - purchased from Heal's on Tottenham Court Road and only ever displayed on top of an Eames side table in my bedroom. No marks and in great condition and original bulb which still works.

Anyone on here had any experience buying and renovating a Grade II listed house? Trying to work out how difficult it is to get planning permission and if its worth the hassle?
