I’m in an out of houses all day. This is a good purchase to add value on the cheap. Painted prob grey and fitted out, it’s a big plus to a potential buyer

It’s much less, it’s just an armoire day cable off a spur. I paid 775, I’ll spend 150 and sell for 1.1+ easy Peasy (I’ll take bets)

You can just wack in an IKEA desk / trestle , sofa bed with space for a mat, wind chime and candles and call it the home office / yoga studio / guest suite. Probably add it on to the total sq m for Rightmove as well.

Might be a different market down this way but anyone looking to spend that would expect a garden office to be more than a £2K painted shed from ebay.

That said, be interested to see the finished build.
