must have done some serious interior work on it though to bring it up to that kind of money, but still bonkers even if had spent a tenth of its sale price on it

it's buyers that are pricing themselves out of the market, if buyers are prepared to pay 35 million for a house all the sellers in the area think it's ok to up their prices to match.

Depends where in Elephant to be honest. It's really well connected and actually quite safe. The big estates have been bordered up and ready for demolition. concentrate on areas close to the roundabout, up by Kennington way, West of the Walworth Road (so again bordering with Kennington or up towards Lambeth North/waterloo way.

My mate Nick Ross has made £34 million selling his house. Who says crime doesn't pay?

I work by blackfriars bridge so elephant would be great for getting in, and yeah pretty much every bus in london seems to stop there. My mate's keen on metro central heights.

I have a general dislike of south london, all my buzz is north and east. Maybe time to get over it.

This is one reason I don't like it. I"d look around borough as well as it's much nicer.

Couple of good pubs and its a 10 minutes walk from Southbank. Night bus from Liverpool St. took 20 minutes last night, no complaints!

Farrell, don't bother with metro central, take a look at Trinity Church Square. Most of it isn't privately owned ( i believe its the Seamans Widows Trust or something similar who own it) so rents aren't too bad. the office of the agent who manages the square is on trinity street who'll be able to give you a heads up on anything coming up.
