One is 137 SQ. M excluding external double garage, other is 125.7 SQ. M including internal single garage. Not your typical 2 up 2 down terrace.

@Stoney etc
How does one choose a RICS surveyor? Need a building survey done on a Victorian terrace.
Are they all much of a muchness? Asked all my mates in the area and none of them said the guys they used were particularly responsive or helpful.

You could ask your local estate agent, they normally have blokes tied in, although you may want someone independent. what area is it ? I could do you a homebuyers survey if it’s London, I stopped doing building surveys as got enough work with mortgage vals, building surveys are a ball ache but very comprehensive.

Berkshire area. House is 150 years old and lots of it is original so thought we had better go full building survey.
Been getting quotes between a monkey and almost double that. What am I getting for that extra dough?

I’d quote over a bag of sand, so looks like value.

think we paid about a grand.

I'm assuming that the lowest rates are getting you someone newly qualified and top whack for the old pros?

I wouldn’t assume that. You could well be paying for larger firm vs. smaller.

Absolute madness to be buying now IMO… unless you’re planning on being there for 10+ years
